1,200 Sq Ft Thinset Removal — Las Vegas

The problem

The homeowner's demo crew had pulled 1,200 square feet of large-format tile but left the thinset bonded to the slab, including ridges up to a quarter inch tall and patches of feather finish from the original install. The incoming LVP system published a 3/16" over 10 feet flatness tolerance, and the installer had already walked the job once and declined to proceed. The family was living in the house with the kitchen and hallway in the work zone.

Scope of work

• Removal of thinset and tile mortar across 1,200 sq ft of living, hallway, and kitchen slab
• Grinding down high spots and old feather-finish patches to bring the field inside plank tolerance
• Hand-grinding perimeters, closets, and door thresholds machines couldn't reach
• Plastic containment at the hallway and bedroom doors with HVAC returns sealed
• HEPA vacuum extraction throughout, with fines collected as we cut
• Final vacuum and walkthrough with the flooring installer before handoff

Equipment used

• Dual-head 20" propane-free electric planetary grinder
• Aggressive metal-bond PCD tooling for mortar removal, then transition and resin passes
• 7" hand grinder with shrouded edging cup wheel for perimeters
• HEPA-filtered dust extractors with pre-separators
• Zip-wall containment and negative-air setup for the occupied wing
